When we purchased our home in Moraga in 1980 most of the flat areas of the entire property were covered with rock and bark with minimal landscaping. Paul said it looked like Palm Springs (i.e., a desert landscape). We had significantly stretched our budget in order to buy the property so there was no money to upgrade the landscaping, other than to add some fencing in order to enclose the yard to keep little Jessica from wandering the streets. And we also managed to get some front stairs installed (cheap - by our real estate agent's son, a landscape student) and his friends.

They also did a bit of landscaping on either side of the stairs, which made the front of the house look a little bit better. This shot of the front of the house was taken a few years later after we had added some eucalyptus trees in the front.
But other than that, very little was done to the landscape for several years. Unfortunately, the lot was on the corner and had a gigantic slope with only ice plant for covering. And the ice plant didn't do a good job of keeping down weeds so there was a lot of weeding to be done.
To make it even worse, a few years after moving in we had a long, hard freezing spell...and some 15,000 square feet of ice plant froze and did not recover...so for several years the slope was just bare and not very attractive.
Eventually we were able to remove some of the rocks in the back and put in some grass and to set up a play area near the deck. And a few small plants but other than that it wasn't until 1991 that we were able to afford to have any significant landscaping done by a professional company.
